Primary Blog/Seller Lead Generation/5 Seller Referral Messages Washington Realtors Can Send

Want more seller referrals without constantly asking people for business? Here are five practical messages Washington Realtors can use with past clients, their sphere and professional relationships.

Seller referrals can be one of the most valuable sources of real estate business.

But many Realtors make the referral conversation harder than it needs to be.

They wait until they need business and then send:

“Do you know anyone looking to buy or sell?”

That message may occasionally work.

But a stronger referral strategy is usually built around something simpler:

Stay useful. Stay visible. Make it easy for people to introduce someone when a real estate need appears.

Here are five seller referral messages Washington Realtors can adapt for past clients, sphere contacts, professional relationships and other Realtors.

1. The Past Client Referral Message

Past clients already know what it is like to work with you.

That makes them one of the most natural places to build referral relationships.

But you do not need to call them and immediately ask:

“Who do you know that wants to sell?”

Start by reconnecting with the relationship.

Example:

“Hi [NAME], I wanted to check in and see how things are going with the house. If you ever have questions about the market or want an updated look at the property, I’m always happy to help. And if someone around you is trying to figure out a move, downsizing or what their home may be worth, feel free to connect us.”

The message keeps the relationship first.

You are reminding them how you can help without turning the entire conversation into a referral request.

2. The “I’m Happy to Be a Resource” Message

Sometimes somebody thanks you for helping with a question or tells you the information was useful.

That can be a natural moment to reinforce what types of conversations you are happy to have.

Example:

“I’m glad that helped. If you ever hear someone talking about selling, relocating, downsizing or just trying to understand what their home is worth, I’m always happy to be a resource.”

This works because you are not telling the person:

“Go find me a client.”

You are giving them a few specific situations that may remind them of you later.

That clarity matters.

3. The Sphere Check-In Message

Your sphere does not need to receive a referral request every time you contact them.

In many cases, the better approach is to stay visible around useful real estate topics.

Example:

“Hi [NAME], I’ve been having a lot of conversations lately with homeowners trying to understand what their property may be worth and whether now is the right time to make a move. If you ever have questions about your own property — or know someone trying to figure that out — I’m happy to help.”

The message is useful because it does two things.

It can create a conversation with the person you contacted.

And it gives them a clear reason to think of you if somebody else around them starts asking similar questions.

4. The Professional Referral Partner Message

Realtors are not the only professionals who regularly speak with homeowners.

Mortgage professionals, property managers, contractors, inspectors, moving professionals and other real estate-related contacts may all encounter people dealing with property decisions.

The goal should not be:

“Send me all your leads.”

Build the relationship instead.

Example:

“I’ve been looking to build a few stronger local relationships with professionals who regularly work with homeowners. If you ever have somebody trying to understand their property value, selling options or possible next move, I’m happy to help. And if I come across someone who needs what you do, I’ll keep you in mind as well.”

That frames the relationship around mutual usefulness rather than simply asking someone else to generate business for you.

Important: If compensation or formal referral fees are involved, follow your brokerage requirements and the applicable licensing, compensation and referral rules before making any agreement.

5. The Realtor-to-Realtor Referral Message

Other Realtors can also become valuable referral relationships.

An agent may have:

  • A client moving into Washington
  • A seller outside their primary service area
  • A homeowner situation that does not fit their normal business
  • An investment opportunity that may be relevant to another network
Example:

“I’m building more relationships with Washington agents and looking for ways we can help each other when opportunities fall outside our normal markets or client base. If you ever have a homeowner or property situation where another connection could help, feel free to reach out.”

The strongest Realtor-to-Realtor relationships usually develop when both people understand what types of situations the other person can help with.

Make the Introduction Easy

A referral can disappear simply because connecting two people feels like work.

If somebody tells you:

“My neighbor has been talking about selling.”

do not make them explain your entire business.

Give them an easy way to introduce you.

That might be:

  • A group text
  • A short email introduction
  • Your digital contact information
  • A seller guide
  • Your property-review page

A simple group text could look like:

“Kevin, meet Sarah. Sarah has been thinking about selling her home and had a few questions about the market. I thought it would be helpful for the two of you to connect.”

From there, you can take responsibility for the conversation.

Give Referred Homeowners a Low-Pressure First Step

A referral does not automatically mean the homeowner wants a listing appointment.

They may still be trying to understand:

  • What the property might be worth
  • Whether now is the right time to sell
  • Whether to sell before buying
  • How much preparation the home needs
  • What their selling options are

That is why a Home Value & Seller Options Review can be a useful next step.

The referring person can simply say:

“If you want, I can send you Kevin’s property-review page. You can give him a little information about the home and he can take a look.”

Stay Visible Before the Referral Happens

Referrals often begin long before somebody actually sends a homeowner your way.

People need to remember:

Who you are.

What you know.

What types of situations you can help with.

That is why useful visibility matters.

Share:

  • Local market updates
  • Seller education
  • Home-value information
  • Neighborhood content
  • Short real estate videos
  • Useful email updates

Your content can help somebody remember you months after your last personal conversation.

Your Existing Database Is a Good Place to Start

You may already have dozens or hundreds of relationships that have not heard from you in a long time.

That does not mean the relationships are gone.

Start with:

  • Past buyers
  • Past sellers
  • Old leads
  • Sphere contacts
  • Previous home-value inquiries
  • Professional relationships

Reconnect first.

Then rebuild useful communication over time.

Track Where Your Best Referrals Come From

Referral business can feel random when you are not tracking it.

Record:

  • Who made the introduction
  • How the introduction happened
  • What the homeowner initially needed
  • Whether a property review was completed
  • Whether a meaningful conversation occurred
  • Whether an appointment resulted
  • Whether the opportunity turned into business
THE SELLER REFERRAL PATH
Relationship → Visibility → Introduction → Conversation → Opportunity

Over time, you may discover that a relatively small group of strong relationships generates a large percentage of your most useful introductions.

That is when referrals begin becoming a repeatable part of your marketing instead of something you simply hope happens.
